Your house's memory, kept for you

We keep the make, model, age, and history of everything that runs your house, so nobody ever starts from zero.

Or start right here: what needs fixing?

Ask me anything about your house, or tell me what's broken. Either way, that's how the file starts.
A newly installed water heater with the EnergyGuide label still attached, copper lines overhead, beside the boiler in a stone-foundation basement.

Your problem first. The membership can wait.

Most home memberships want a subscription before anyone has touched your house. We work the other way around: tell us what is wrong, we fix that, and membership is what you keep if you liked how it went. The crews doing the work run on our schedule, under our playbook and our guarantee, so nothing about your house gets handed off to a stranger.

The file starts with your first visit, whatever that visit is for.

Tell us the problem

A text, a photo, or the chat above. Whatever is easiest.

We fix that first

No membership required for the first job. A price before work starts.

Keep us if you want

If you liked how it went, membership keeps the same team on your house.

Quick: what year is your water heater? What's the paint color in the hallway? Is the furnace still under warranty? Nobody knows these things, and every one of them turns into an hour of squinting at faded labels at the worst possible time.

We write it all down. When we work in your home, we document what we touch: the systems that run the house with their makes, models, serial numbers, and install dates, plus photos, paint colors, and a record of what was done when.

Then the records start working for you. Because we know how old the water heater is, replacement comes up before the flood, not after. Because the last visit's photos are on file, the next pro doesn't bill you an hour to rediscover your basement.

What you get

Systems on file

Heat, hot water, electrical panel, roof, and the rest: make, model, serial number, age, and expected life.

Warranties and manuals

Filed where we can find them, so a covered repair actually gets covered.

Photos and history

Every visit leaves a record of what was done and what it looked like.

Paint colors and finishes

The hallway color, the grout, the cabinet hardware. Touch-ups stop being archaeology.

How it works

  1. It starts with a walkthrough

We document the core systems on an early visit, and every job after that adds to the file.

  2. The file stays current

New water heater? New roof? The record updates when the work happens, not when someone remembers.

  3. You just ask

Text "what color is the trim in the kitchen?" and get an answer instead of a project.

How we treat your records

  • It's your record, not a sales tool. We don't use it to invent work; we use it to time work you'd need anyway.
  • We only record what we can verify. If we haven't seen the attic, the file says so instead of guessing.
  • It's private. You and the people working on your house see it, and nobody else.

Questions people ask

What happens if I sell the house?

The records are yours. When you sell, a documented maintenance history is a useful thing to hand a buyer.

Do I have to do the documenting?

No. It builds as we work. If you want to send us the manual for the new dishwasher, great, but the point is that you don't have to.

I've owned the house for 20 years. Is it too late?

No. The walkthrough captures where things stand today, and the history builds from there.
